The below items are what we do for our all of our  listings:

 

  • Your property in the Multiple Listing Service (MLS) for 6 months

  • You’ll have a 6 month enhanced listing on Realtor.com and Remax.com for no additional fee

  • Listings on all sites that carry Realtor.com or official MLS links 80+ web site links per realtor.com

  • Will post up to 10 Pictures, that you provide, in the MLS and on Realtor.com and Remax.com as well as many other websites

  • One page market analysis to help you price your home

  • Showing appointment center (open 7 days a week)

  • RE/MAX  For Sale Sign

  • Provide all required contracts for the sale of your home

  • No Commission if buyer has no agent, but must list for 3% to the agent that brings a buyer

 

Things That We Don’t Do:

        ·     Contract Negotiations. We will provide you with the required forms, but can not assist you with advice on offers or counter offers.  We can not guide or advise you regarding the steps you must take to fulfill the terms of any contract. (Available in our More Help Program)

        ·      Open Houses (You can host them if you like)

        ·      Advertise in newspapers or real estate magazines (less than 2% of homes sell this way)

        ·      Provide Directional Signs (Since we don’t hold open houses, we don’t provide them!)

Other Terms and Conditions:

  • You will need to have access to a computer, printer, and email with scanning or a fax. The majority of our communication will be done via email.

  • You will pay a non-refundable upfront marketing and service fee of $499.00 for Basic or $699.00 for The Enhanced Program

  • If you, the seller, bring your own buyer (via open house or otherwise), no other fees or commissions will be due.

  • You will pay 3% to a buyer’s agent that successfully procures a buyer for your home.

  • Changes made to your listing will be $25.00 Please make sure you have everything the way you want it when you turn in your paperwork.

  •  You can cancel this listing at anytime with 48 hours written notice.

  •  If you choose to re-list your property after cancellation (with-in your contract period) the cost is only $50.

  •  If you choose to renew your contract for an additional 6 months, the cost will only be $199.00. (unless you have the Enhanced Program)

  • You, the seller, are not allowed to have a For Sale By Owner Sign posted while your home is listed with us (It violates Ohio Law)

  •  The $499.00/$699.00 is non-refundable unless you switch to a full-service listing, then the amount will be refunded at closing.

  • For convenience and security to you, a Lockbox is recommended for access by agents to show your home to their qualified buyers. This is a lockbox that you put on your door, it has a combination and holds a key to your home. Only the showing agent will be given the code. You can get these from home improvement stores.
